Dear Nalls Home Partners Clients, Friends and Family:

It has been a very busy month at Nalls Home Partners, as you can see from all the new listings and status changes below. Thanks in part to the various government programs (see the article below from John Nalls of Counselors Title about the First Time Homebuyer Tax Credit) and to pent up demand from a few years of slow sales, it looks like we have finally broken the market gridlock and are back to a new normal. What might normal look like now? Probably there will be the traditional seasonal ups and downs in our market but maybe not so high in the spring and low in the summer and winter. Probably moderate days on market and longer contract periods with sensible amounts of negotiation, but it won't be too hard to sell or difficult to buy. Loan programs are starting to diversify, but within sane parameters. It may be a long, long time before we see the sort of wild west markets that we had from 2002-2005/6, and maybe not even the swings that came in the decades prior. But I believe that there will be slow, steady appreciation in areas that offer intrinsic value: good commutes, access to shopping and parks, popular schools and well built homes. I have said all along that the market will recover because people have to live somewhere - recession isn't, after all, a form of family planning - and the Washington Metropolitan Area is a wonderful place to call home.

Pending Home Sales Down; Severe Weather Impacting Market

Pending home sales are down and additional declines are expected from abnormal weather conditions, according to the National Association of Realtors®.

The Pending Home Sales Index,* a forward-looking indicator based on contracts signed in January, fell 7.6 percent to 90.4 from an upwardly revised 97.8 in December, but remains 12.3 percent higher than January 2009 when it was 80.5.

Lawrence Yun, NAR chief economist, said weather is likely to impact housing data. "January pending sales, though still higher than one year ago, remain much lower than expected given that a large number of potential buyers are eligible for the expanded home buyer tax credit. Moreover, the abnormally severe and prolonged winter weather, which affected large regions of the U.S., hampered shopping activity in February," he said.

As such, abnormal swings are expected in housing data. "We will see weak near-term sales followed by a likely surge of existing-home sales in April, May and June," Yun said. "The real question is what happens in the second half of the year. If there is sufficient job creation, housing can become self-sustaining with stable to modestly rising home prices because inventory has been trending downward."
